Privacy Policy

This policy explains how Louise Maddison, trading as Dwellry ("Dwellry", "we", "us"), collects and uses personal information when you use the Dwellry website and digital home-record service.

2. Information we collect
- Beta-application information, including your first name, email address, application status, contact acknowledgement and campaign source where present.
- Account information, including your name, email address, authentication status and legal acknowledgements.
- Property information you enter, such as address, postcode, property characteristics, UPRN, title number, maintenance history, costs, contacts and emergency information.
- Documents and images you choose to upload, together with their filename, type, date and other document metadata.
- Purchase and transaction information. Payment-card details are handled by Stripe and are not stored by Dwellry.
- Technical and usage information, including browser/device information, service events, security records and errors.
- Messages, support requests and feedback you send us.
Please do not enter alarm PINs, passwords, safe combinations, payment-card details or live access credentials. If you choose to enter health or disability information in a free-text field, only include what is genuinely necessary.
3. Why we use it and our lawful bases
- Contract: to create your account, provide the service, store and retrieve records, process purchases and deliver reports you request.
- Legal obligation: to keep required transaction and accounting records, protect consumer rights and respond to lawful requests.
- Legitimate interests: to secure, troubleshoot and improve Dwellry, prevent misuse, understand service performance and respond to support. We balance these interests against your rights.
- Consent: where we specifically ask for it, such as optional marketing communications. You may withdraw consent at any time.
4. Who we share information with
We use service providers to operate Dwellry, including Supabase for authentication, databases and private document storage; Vercel for website hosting and delivery; Stripe for payments; and email/support providers. They process information only for providing their services to us or meeting their legal obligations. We may disclose information where legally required or reasonably necessary to protect users and the service.
Dwellry does not sell personal information and does not use property records or uploaded documents for advertising.
5. International transfers
Some providers or their support teams may process information outside the UK. Where this happens, we rely on applicable UK adequacy regulations or approved contractual safeguards and review the protections made available by the provider.
6. How long we keep information
- Beta applications that do not become active tester accounts are normally retained for no longer than 12 months, unless you ask us to delete your application sooner.
- Account, property and uploaded content is generally retained while your account remains active and until you delete it.
- When you delete your account, erasable live content is removed through the deletion process. Copies may remain temporarily in protected infrastructure backups until the relevant backup cycle expires.
- Purchase, refund, contract and accounting records may be retained for up to six years where needed for legal, tax, fraud-prevention or dispute purposes.
- Legal acceptance records may be retained with essential account and transaction evidence for up to six years after the relevant relationship ends.
- Support, error and security records are normally retained for no longer than 12 months unless they are required for an active investigation, dispute or legal obligation.
We periodically review retained information and remove or anonymise it when it is no longer needed.
7. Security
We use access controls, confirmed accounts, signed-in sessions, database row-level security, private document storage, restricted file types, encrypted connections and operational logging. Access is limited according to role and need. No online service can guarantee absolute security, so retain separate copies of irreplaceable documents and contact us promptly if you suspect unauthorised access.
8. Your rights
Depending on the circumstances, you may have rights to access, correct, erase, restrict or object to our use of your information, and to receive certain information in a portable format. You can export or delete data through Dwellry or contact us at dwellryuk@yahoo.com. We may need to verify your identity before acting and will normally respond within one month.
You may complain to the UK Information Commissioner's Office at ico.org.uk, although we would appreciate the opportunity to address your concern first.
9. Cookies and local storage
Dwellry uses essential browser storage and authentication technology to keep you signed in, remember the selected home, protect checkout and operate the service. We do not currently use non-essential advertising cookies. If non-essential analytics or marketing technology is introduced, we will provide the choices required by law before it is activated.
10. Children
Dwellry is intended for adults and is not designed for use by children.
11. Changes
We may update this policy as Dwellry develops. We will publish the current version here and, where a change is material, provide an appropriate notice or request renewed acknowledgement.
