Terms of Service

These terms govern your use of Dwellry. Dwellry is operated by Louise Maddison, trading as Dwellry, at 2 Manor Farm Mews, Inglewhite, Preston, PR3 2FX. Contact: dwellryuk@yahoo.com.

1. The service

Dwellry is a digital service for organising information, documents, maintenance records and handover information relating to a home. Features may include reminders, exports, property reports, household sharing and, where available, transfer of a property record. We may temporarily withhold a feature while it is being secured, tested or maintained.

2. Important limitations

Dwellry is an organisational record, not legal, conveyancing, surveying, valuation, safety, insurance, financial or regulatory advice. It is not an official title register and does not establish ownership. UPRN, title and verification fields are informational unless explicitly verified by an identified provider. Dwellry is not represented as RLBA accredited, registered or certified.

You remain responsible for checking important information with qualified professionals and official sources, meeting legal or safety deadlines, and retaining original copies of irreplaceable documents.

3. Accounts

You must be at least 18 and provide accurate information. Keep your login details secure, use a unique password and tell us promptly if you suspect unauthorised access. You are responsible for activity through your account unless caused by our failure to use reasonable care.

4. Your content

You retain ownership of information and documents you upload. You give us permission to host, process, copy and display that content only as needed to provide, support and secure Dwellry. You must have the right to upload it and must not upload unlawful, malicious or infringing content.

Do not store passwords, alarm PINs, safe combinations, payment-card details or other live security credentials in Dwellry.

5. Sharing and property-record transfers

Only share a home record with people you trust. If property-record transfer is available, it can change control of durable property information and remove seller-private information from the transferred record. Review the recipient and transfer details carefully. Generated reports and private account records may remain with the originating account as described in the product.

6. Prices and payment

Prices are displayed before checkout in pounds sterling. Dwellry access and property-report products are currently sold as one-off purchases unless checkout expressly states otherwise. The entitlement is associated with the purchasing Dwellry account. Payments are processed securely by Stripe; Dwellry does not store complete payment-card details.

We will not introduce a recurring charge unless the product and checkout clearly state the amount and frequency and you expressly agree.

7. Cancellation and refunds

If you are a UK consumer purchasing online, you will normally have a legal right to cancel within 14 days. Where checkout asks you to request immediate supply, you expressly ask Dwellry to begin providing the digital service during that period and acknowledge that your cancellation right may be affected or end once the digital content or service has been fully supplied.

To cancel or request a refund, email dwellryuk@yahoo.com with the account email and purchase details. Where the law permits, we may make a proportionate deduction for a service supplied before cancellation. Approved refunds are returned through the original payment method. Nothing in these terms limits statutory rights relating to faulty, misdescribed or unavailable digital content or services.

8. Availability and changes

We aim to provide a reliable service but cannot promise uninterrupted availability. We may maintain, secure, improve or change features. If a change materially reduces a paid service, we will take reasonable steps to notify affected users and respect applicable consumer rights.

9. Backups and deletion

Use Dwellry's export tools and keep separate copies of irreplaceable documents. You may initiate account deletion from Dwellry. Deletion is permanent, subject to limited retention required by law, transaction records and temporary protected backups as explained in the Privacy Policy.

10. Acceptable use

You must not misuse Dwellry, attempt unauthorised access, probe security without written permission, introduce malicious code, interfere with other users, use the service unlawfully or automate excessive requests. We may restrict or suspend access where reasonably necessary to protect users, comply with law or investigate serious misuse.

11. Our responsibility

We do not exclude liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud, or consumer rights that cannot be excluded. Subject to that, we are not responsible for losses that were not foreseeable when the contract began, for business losses incurred by a consumer, or for consequences of relying on user-entered information without appropriate checks.

12. Ending the service

You may stop using Dwellry and delete your account. We may suspend or end access for serious breach, unlawful use, security risk or non-payment, normally giving reasonable notice where circumstances allow.

Our Privacy Policy explains how we use personal information.

14. Law and disputes

These terms are governed by the laws of England and Wales. If you are a consumer living elsewhere in the UK, you retain any mandatory protections and may bring proceedings in the courts available under applicable consumer law. Please contact us first so we can try to resolve a concern.
